Our step-by-step process

Initial consultation and specification of the valuation subject

We define the purpose of the valuation, the type of asset, the required standard (RICS, expert valuation report, market estimate) and any further specifications, then send you a quotation including a delivery date.

Source documents

We send you a list of required documents (legal, technical, economic, operational, etc.). Where needed, we assist in obtaining them from public registers or from the building's technical management.

Site inspection

A certified specialist carries out a physical inspection of the property. This includes taking photographic documentation, verifying the technical condition and fit-out, and assessing consistency with the actual state recorded in the Land Register.

Preparing the valuation

We assess the current market situation and analyse the most comparable completed sales as well as current offers. The value is determined on the basis of the most appropriate method or methods.

Handover and finalisation of outputs

We deliver the final valuation in digital format, or in printed form if required. We provide a consultation on the valuation conclusions and supporting arguments for negotiations with banks, auditors or investment partners.

  • Subject of valuation: exact address and type of property (office, logistics, residential development, retail, brownfield) – ideally the title deed number and cadastral area.
  • Capacity data: total gross leasable area (GLA), number of residential units or land area.
  • Project status: completed building / building in operation vs. development project in the preparation phase.
  • Purpose of the output: e.g. acquisition, bank financing, non-monetary contribution to a company, etc.
  • Type of valuation: specification of the bases of value (market value / market value under special assumptions / investment value, etc.).
  • Delivery date: a standard turnaround requirement vs. express processing (with priority handling).

The scope of the documentation required depends on the type of asset and the purpose of the valuation – we will send you a list of the required documents based on your brief. Generally required are: an up-to-date title deed, acquisition titles (purchase and gift agreements, inheritance decisions), project documentation (floor plans, sections, technical report) in its current state, a technical condition report or inspection reports (for industrial and specific properties), building permits / zoning decisions (for land and development projects), a rent roll / overview of lease relationships (list of tenants, rent levels and contract terms), lease agreements including all amendments, an overview of OPEX and CAPEX for the last 2–3 years and a plan for the coming years, an energy performance certificate (EPC) and more.


The standard turnaround is approximately 2 weeks from the inspection and delivery of the source documents. In urgent cases we offer faster express processing. The exact date is always a matter of individual agreement.


Expert valuation report

Prepared in accordance with the Act on Experts, Expert Offices and Expert Institutes and bearing an expert seal (the "round stamp"). It is always prepared by a court-appointed expert in the relevant field. It is used primarily for statutory acts defined by law – tax purposes, contributions to share capital, mergers, acquisitions, inheritance proceedings, court disputes, etc. The methodology strictly follows the valuation decree or market principles as required by law.

Market valuation

Prepared by a valuer (ideally certified) on market principles and data analysis (e.g. to RICS standards). Suitable for the commercial sphere – as a basis for bank financing, investors' internal decision-making, setting a purchase price or regular revaluation in regulated funds. It relies primarily on market comparison, the residual method (for residential projects) and, above all, income methods reflecting current market sentiment.
